Huntsville home values barely moved over the past year, up just 0.2 percent, and that flat line is the real story this month. The typical home is worth about three hundred twenty-four thousand dollars, essentially where it was last June. Meanwhile, sellers are aiming much higher. The median list price sits near three hundred seventy-three thousand dollars, roughly fifty thousand dollars above what homes are actually valued at, and the market is pushing back on that gap. There are around 960 homes for sale right now, with about 356 new listings hitting the market, so buyers have real options. Homes are taking about 62 days to sell, and more than one in five listings, about 22 percent, has already cut its price. Put it together and this is a cooling, buyer-leaning market where ambition gets punished. If you are selling, price at the value, not the wish. Price right and you sell in two months. Overshoot and you sit, then cut.
