Toronto, Ohio is a market where almost nothing is for sale. As of June first, there were just 20 homes on the market in the entire city, with only about 12 new listings coming on during the month. That kind of scarcity sounds like great news for sellers, and in some ways it is. Typical home values are around one hundred forty-one thousand dollars, up nearly 3 percent over the past year, and homes that do list are moving in about 38 days. But here is the catch. The median asking price is roughly one hundred ninety-three thousand dollars, well above the typical value, and about a third of all active listings have already taken a price cut. In a market this small, that tells you buyers are price sensitive and sellers who aim too high get corrected fast. The takeaway for Toronto homeowners: if you price realistically, you are competing against almost no one. Price for the market you have, not the price you want.
