If you're selling in Spring right now, there's a gap you need to know about. The median asking price in town is about four hundred eighty-four thousand dollars, but the typical home here is actually worth about three hundred eighty-six thousand dollars. That roughly hundred thousand dollar spread between what sellers want and what homes are worth is showing up everywhere in the numbers. More than one in five active listings, about 22 percent, has already cut its price. Sellers keep arriving too, with roughly 760 new listings in the past month pushing total supply to about one thousand eight hundred fifty homes for sale. Buyers have real choices, and they are taking their time. The typical home is sitting for about 43 days before going under contract. The good news is that values are basically holding, down just a tenth of a percent over the past year, so this is a flat market, not a falling one. But flat only holds if you price right. Sellers who start near what their home is actually worth are moving. Sellers who chase the higher asking price are the ones cutting later. Price from reality, not from hope.
