There are roughly 170 homes for sale right now, with about eighty-four new listings hitting the market in the past month, so buyers have some choice but not a flood. The pressure is showing though: more than one in five active listings has taken a price cut. Put it together and this is not a frozen market, it is a repricing one. Homes priced to current reality sell in about a month. Homes priced to last year's reality sit, then cut.
