Sellers are aiming high and buyers are not biting. There are about one thousand two hundred forty homes on the market, with roughly 350 new listings arriving in the past month, so supply keeps building while demand lags behind. Homes are sitting a median of 68 days before going under contract, well over two months. Meanwhile the typical home value has slipped to about four hundred thirty-six thousand dollars, down 2.3 percent from a year ago. Notice the gap here: the median list price is around four hundred seventy-eight thousand dollars, roughly forty thousand dollars above the typical value. That mismatch is exactly why so many listings end up cutting. If you are selling here this summer, price it right from day one. An overpriced home in New Braunfels does not sell quickly. It sits, and then it cuts.
