The median list price sits around five hundred thirty-one thousand dollars, actually below the typical value, which means many sellers are starting low or chasing the market down. Homes are taking about 49 days to sell, slow enough that buyers have time to think and negotiate. There are roughly one thousand two hundred homes for sale, and about 600 new listings came on this month, giving buyers real choices. If you are selling this summer, the lesson is simple. Price it right from day one, because in a flat market, an ambitious price just means weeks of sitting followed by a cut.
