Yet sellers are still aiming high, with a median list price around $1.77 million, comfortably above where typical values have settled. That gap is why more than one in five listings is taking a cut. Buyers are not in a hurry either. Homes are taking about 33 days to go under contract, and there are roughly 226 homes for sale, with about 106 new listings added this past month. Shoppers here have real choice and real room to negotiate. If you are selling this summer, price to where the market is, not where it was last year. The sellers who overshoot are the ones cutting later.
