There are about twelve hundred homes for sale, enough that a shopper can compare, wait, and negotiate instead of chasing the first decent house. Homes are taking about sixty three days to go under contract, which rewards patient shoppers and punishes optimistic pricing. The typical home value is about three hundred thirty eight thousand dollars, down roughly one point four percent over the past year. At the same time, the median list price is around three hundred seventy two thousand, well above what typical homes are actually worth. If you are selling, price to the market you have, not the one you remember.
