Methodology

How these rankings are built

Each state figure is the median of the latest Zillow Home Value Index (ZHVI) across every ZIP code in that state with data, as of August 2026. The one-year change compares each ZIP against its own value twelve months earlier and takes the median of those paired changes, so the trend is not skewed by markets that only have recent data. City figures are built the same way, from the median across each city's ZIP codes; the fastest-appreciating city ranking requires at least three covered ZIPs so a single hot ZIP cannot stand in for a whole city.
