The median asking price sits around four hundred sixty-one thousand dollars, while the typical home is actually worth about four hundred three thousand dollars. Sellers are aiming well above where buyers are willing to meet them, and the market is making them adjust. Values themselves are holding, for now. The typical home is down just 0.7 percent from a year ago, basically flat. But homes are taking about 51 days to sell, and with nearly one thousand five hundred forty new listings hitting the market this month alone, buyers have options and they know it. If you are selling this summer, price to the market you have, not the one you remember. The homes sitting the longest here are the ones that started too high, and a cut later usually costs you more than pricing right on day one.
