If you're selling in Tucson right now, the market is asking more of you than it did a year ago. Nearly one in four active listings, about 22 percent, has already cut its asking price. The typical Tucson home is worth about three hundred forty-three thousand dollars, down just over 1 percent from last year, so values aren't falling off a cliff. But homes are taking around sixty days to sell, and with about two thousand eight hundred homes for sale against roughly 950 new listings coming on, buyers have plenty to choose from and little reason to rush. Sellers are feeling that gap. The typical asking price is about three hundred sixty-two thousand dollars, well above where homes are actually valued, and the cut rate says many sellers are starting too high and chasing the market down. The takeaway here: price it right from day one, or plan to sit for two months and cut anyway.
